Monthly rental terms (1F & share house)

Fixed-term lease (定期借家契約): the contract ends on the end date. To stay longer, we sign a new contract.
Rent is paid in advance: in full at signing for stays under 3 months; from 3 months, monthly by the 25th for the next month.
Extensions: tell us at least 14 days ahead (1F) or 1 month ahead (share house), subject to availability.
Moving out early: give 1 month's notice. Rent already paid is not refunded and the deposit is not returned.
Deposit: refunded in full on move-out day if you stay the full term and nothing is damaged. Normal wear and tear is not charged.
Damage or heavy soiling is deducted from the deposit at actual repair cost. Lost key: lock replacement at actual cost (about ¥15,000–25,000).
Check-out by 10:00 on the last day; we inspect the room together with you.
No smoking indoors (deodorising fee ¥30,000 if broken). No pets.
Only people named in the contract may stay; no overnight visitors. Max 4 people on 1F, max 2 per room in the share house.
Quiet hours after 22:00. Sort rubbish and put it out on the ward's collection days.
No subletting and no business use of the room.
Water, gas and Wi-Fi are included, and electricity too on 1F and in the Higashi-Nippori share house; in the Nishi-Sugamo share house electricity is read from each room's meter and charged at cost. Unusually heavy use may be charged separately.
